Security Improvements - key fob reset

ImageFrom this Friday 20 November, we will be updating the access control system due to the large number of door access fobs live on the system at present, currently 700+. With no records being available on the system, you will appreciate that most of these door access fobs do not have names or flats allocated against them. So to improve the overall security of the site we will be cancelling all fobs on the system
and updating the door access system with the correct fobs, names and flat numbers of all residents, which will include owners and tenant’s details.

The system will be off-line from this Friday 20 November at 10.00am until Saturday evening at 19.00 hrs. Throughout this time period, Intego the security team will be located on the ground floor at the main entrance based at a desk, so security will not be compromised and to ensure residents can hand in their access fobs for updating and also arrange a suitable time for collection. Please note: From 19.00 hrs on the Saturday, the access control system will be back on-line.

When dropping off and collecting your access fob(s) you will need to bring some sort of evidence to identify yourself, by either showing us your Passport or Driving Licence with photograph including a utility bill which provides the Flat reference.

We thank you for your co-operation on this matter and apologise for any inconvenience this may cause. However I am sure you will appreciate the added benefits of this operation in the near future, being your safety and security within this development.

Monthly Common Charges

ImageOwners are reminded to ensure common charges are paid promptly each month to Absolute Invoice Finance. The best way to do this is by Standing Order. If you have lost your standing order form, a replacement can be obtained from them on 0141 354 1100.

Not paying your share of common charges is selfish and irresponsible. Remember – if you do not pay, you are not insured under the general building insurance policy and any damage to your property will not be covered under the policy. This may also put you in breach of your mortgage terms with your lender.

Bin Room and Domestic Refuse Notice

MXM logoThe bins in the the communal bin room area are emptied weekly on a Thursday. Please ensure your refuse sacks are placed in the bins provided and not the floor or left in any other common area of the development.

Persistent offenders who disregard this notice will no longer be tolerated - anyone found leaving refuse on the floor or elsewhere within the development will be charged a fixed penalty fee of £20.00.

For all other large items, please contact Glasgow City Council to arrange for uplift.   Please note that this service is free of charge, but you will be required to place the items at the kerbside outside the bin store on Hydepark Street on the day they specify and not left in the bin store.

Debt Collection Letters

ImageCharles White have passed details of proprietors accounts to Alex M Adamson debt collectors. Some of you may have received letters from them. This is surprising considering Charles White have been correcting inacurate invoice statements as recently as last week.

It is important you do not ignore any such letter - instead contact Adamson's and explain the amount outstanding is in dispute.

The spreading of bad debts and supposed debts of the developer are currently in dispute with Charles White. You may be interested to know that another development's proprietors are also in dispute with Charles White over spreading of debts and have also sufferred alleged poor service and innacurate billing.

Billing matters

ImageUPDATE 24/04/2009: RHRA are still awaiting confirmation of the removal of a further spurious charge for repair work from final invoices as promised by Lynsay Hunter in her most recent letter. Proprietor balances remain incorrect and technically in dispute, so late-payment penalty fees are not justified. Ask CW's billing department to remove such fees or contact Lynsay direct on 0131 446 6978 to discuss.

UPDATE 04/04/2009: Charles White Ltd. have acknowledged that over-billing of all proprietors has occurred. The RHRA are still in correspondence with Lynsay Hunter of CW on innacurate over-billing.  RHRA feel it is totally inappropriate for CW to issue reminder letters with penalty fees (for the over-billed amount) whilst discussion is ongoing. We specifically asked CW not to do this whilst billing was sorted out and they have ignored this request.

If you have recently made payment to CW, please contact Lynsay Hunter directly to arrange a refund of your overpayment. If not, you may  wish to request details of the over-billing and a revised statement before making payment.


Proprietors will be aware of recent bills for common area maintenance and services, etc. It is unfortunate timing that the outgoing Factor billed at the same time the new building managers, MXM, wrote to all proprietors with details of payment arrangements and requesting payment for their first four months.

The RHRA members were concerned with the amounts, and inclusion of several items billed by Charles White Ltd and have written to them for further clarification. Updates will appear on the website to registered users, see below.

Please note that billing arrangements with the new building manager is completely seperate from the prior relationship with Charles White Ltd. (CW). Any disputes with CW must be resolved directly with them. Do not withold payments to MXM if you are in dispute with CW.

if you have not already done so, please make prompt payment to MXM's collection company and return your Standing Order mandates. Note that MXM have billed based on estimated annual expenditure and their figures include buildings insurance, which was seperately billed by CW. Over time average costs shall hopefully be similar for a superior service and cleaner, more secure building.

RHRA AGM

ImageThe RHRA AGM will take place in the City Chambers at 7pm on 23/06/2009. Entrance is via the side gatehouse where you will be required to sign-in and will be directed to the meeting room.

Resignation of Charles White Ltd

Appointment of new Factor

MXM iconUpdate on River Heights Factor: MXM Property Solutions have been appointed to take on the management of the building from midday Monday 8th December, replacing the incumbant manager Charles White Ltd.

For your information, below is their detailed proposal covering all aspects of the service with a breakdown of costs. MXM collect payments monthly by Standing Order and will write to proprietors shortly with full details. For the continuity of services and the upkeep of the building, it is important MXM receive prompt payment. Any dispute with Charles White Ltd must be pursued with them, and not MXM.

The RHRA Committee will provide further details of the switchover in the next few days.
